Application Criteria
Fill out the Texas Association of Realtors Application
Be sure to provide the names and telephone numbers (home & work preferred) of at least two years' worth of rental history. Always be sure to include your move-in and move-out dates and the exact apartment number. If you had a roommate on the lease contract, their name would be helpful as a point of reference, as well. Your monthly income should be at least 3 to 4 times the rental amount. If you are self-employed please provide your latest tax returns as well as at least 3 months worth of bank statements. We must be able to determine your ability to pay the rent. The application deposit must accompany the application. It must be a cashier’s check or money order. You should include any pet deposits ($250 per dog; $150 per cat) at this time, also. These funds must be available at the time of your appointment. A separate money order or check must also be included of $35 per applicant ($50 per married couple) as a non-refundable application fee. All checks and money orders should be made payable to SPMG. Credit and criminal reports will be obtained, and if there are no problems the stated deposit (usually equal to one month) in the listing is all that is required AT THE TIME OF APPLICATION. This amount will be credited towards the security deposit when the lease is signed. Until that time it is 100% refundable and the property will remain on the market. Applicants with defective credit, rental history, or criminal may be considered with additional deposit requirements. Texas Association of Realtors Application
